We were evicted from this hotel by a city marshal because the property owner failed to pay their bills. The marshal informed us the city was taking legal possession of the building, and all guests were forced to leave immediately. There was no warning, no communication from hotel staff, and no assistance provided. We were left scrambling to find new accommodations on short notice, during a trip we had fully paid for in advance. This wasn't just an inconvenience-it was a total failure of responsibility by ownership and management. If you're considering staying here, please think twice. The property is clearly unstable, and guests deserve far better than to be caught up in legal issues caused by mismanagement.

The location is great because it is a couple of blocks west of the main Times Square area. The reason that I am giving the hotel a one start rating for rooms & service is for the following reasons: The hotel failed to let those making prior reservations directly or by hotels.com, Expedia, etc., that there is no hot water, & that there is no elevator-I had to carry my large suit case up five floors of stairs. A good amount of noise & bass from music was coming in through my window. As a result of these issues, I had to cancel my vacation and fly back home. I will also be notifying the City of New York for no hot water. There was also two light switches with no light bulbs attached over the bed. My additional message to the owners/management of this hotel-you have to take care of your customers. You cannot put priority for money over the customer service of it's guests.

Unbelievable to me that a hotel that has not had hot water for weeks and with no estimated date of having it active (as per your front desk staff’s words) is still able to operate and be on booking platforms, even with a discount offered. And yes, a full refund was provided but after a 12 hour flight to have this as my arrival, having to then find alternative accommodation from the lobby was horrendous. Shameful management.

No hot water at the hotel and staff dismissive regarding refund: none has been provided weeks out from our stay, even though we stayed for two full weeks without access to this basic necessity. No offer of rehousing to a different hotel. It’s a shame, because otherwise could’ve been an ok budget hotel - location is great, rooms have a fridge, front desk person there 24/7, small but alright. Simply cannot recommend as this hotel are clearly not dealing with the hot water issue and just say what is needed to get you to leave.

Absolutely Terrible – Avoid at All Costs I had an awful experience at Be Home by LuxUrban. Upon arrival, I was casually informed that there was no hot water—something they conveniently failed to mention beforehand. They offered a choice: stay with a discount or leave and get a full refund. I chose to leave. But here’s the catch: once you’re gone, they completely ghost you. No refund. No replies to phone calls, emails, or even messages through Booking. Just radio silence. This isn’t a one-off either—after digging into other reviews, it’s clear that water issues have been a recurring problem, which makes their silence even more inexcusable. These people are scam artists, plain and simple. Shameful business practices. Avoid this place and spare yourself the frustration.

We arrived and then and only then did they tell us there was no hot water and that it was a 5th floor walk up. They said we could have a discounted stay or cancel. It was Easter weekend and the city was booked solid so no other options. When we got to the room, there were no pillow cases and the pillows were stained. We asked if there were clean linens and the “receptionist” said they were hoping to get clean sheets in the morning. When I told her we were leaving in the morning she laughed and said, “yeah that sucks”. We slept fully clothed and bought pillows at a store in the city. When we checked out the “manager” Troy said he would make sure we were refunded. He hand wrote us a note with his email and the discount. He has not responded to any communication neither has hotels.com. I am currently disputing the charges with my credit card. You will also not a get a final check out receipt as they don’t have a printer. They also don’t have your email address in their system. THIS PLACE is seriously NOT worth the hassle.

Do not stay here. Do not stay here. Every positive review you see is from a business affiliate of theirs. The rooms have NO AC. When you get to your room your remote for the fan will inform you that there is not changing the setting from heat during the summer months. There is NO elevator. The vending machine that you think is going to be your saving grace has “vendor offline” flashing. This place is a hell mouth. There’s no shower door. The whole bathroom including where you’ll use the toilet gets flooded. The toilet is in a corner, so when you go to wipe you will bruise your elbow on the wall that is kissing the toilet. This is an ADA violation. There’s no real bathroom door. Yeah, you’re in the lowkey heart of Manhattan; but you have to walk down several flights of stairs to access it. Creaky stairs, creaky floor. The banister that a disabled person should be able to hold to assist stair travel is creaky and about to fall away. The hallways are so narrow you have to put your bags behind you when walking through it. I am convinced this was once a torture chamber. You’re better off sleeping outside.

This is the FIRST time I wrote a bad review in my life. What happened with Be Home LuxUrban was so UNACCEPTABLE. I stayed in this hotel during April 4 to 6 and they had hot water issue so there was no hot water for shower at all the entire time during my stay. They offered me a 30% refund but after two times of me following up with their manager there was no response from their end. Beside that, their wall was so think you literally can hear everything happening in the next door. And you are not able to set up the conditioner temperature as you want. I just want to give you all a heads up about how poorly they run their business.

DO NOT BOOK! WORST EXPERIENCE EVER! One star is already to much. The hotel never replied to my emails prior to our stay (neither via the booking app nor direct emails). When we arrived we were told there is NO HOT WATER currently and we will get a 30% discount because of this. While checking out I asked how this is going to work, answer: the manager will look into it and will take care of it. 1,5 weeks later still NO REIMBURSEMENT, NO COMMUNICATION. Nothing, just silence. PLEASE DO NOT BOOK ROOMS THERE. And on top, there is no elevator and I was booked into a room on the 5th floor, but got booked on the 2nd floor after realizing that I will not be able to make it all the way up with all my luggage (really wanted to take a proper shower after that) ? They also do not fully wrap the inlay of the duvet, so there is only one fresh sheet and not a second to cover from the top. Eeek! Not sure how many people sat, ate, etc directly on that duvet inlay. Walls are super thin so you will hear all your neighbors and people on the hall way.

For the price & actual size of the room, It Can't Be Beat..location as well. I'm traveling from Houston, Tx to NYC for a major concert. (Ladygaga) NYC is my favorite vacation spot. This property is beautiful. Best deal in Gotham City. Book this place asap!!
